There is much to consider when choosing a Builder for your Dream Home…The below checklist will help you ask the right questions and ensure that nothing is missed…

CHECKLIST
WHAT’S INCLUDED
§ Standard Site Costs
Are the standard foundation design costs covered? Some builders often treat even simple excavation and earthworks as extras.
§ Allowance for additional Site Costs, which are subject to Survey Report, including:
§ Drop Edge Beams
§ Step down to garage
§ Split Level to home
§ Steps to exterior
§ Rock Excavation
§ Concrete Pump
Is there an allowance for a concrete pump (2 x concrete pumps may be required depending on your site conditions – the first should already be included and you should allow for a second pump, in case. If not, at least find out what the builder charges for this if required).
§ Penetrometer Testing of boreholes and Lab Testing of samples as per AS2870
§ ‘H’ Class Slab
Subject to site classification (Bore Hole Report). In some cases this may not be needed but, to be safe, allow for it or at least ask what it will cost, if required.
§ Saline Affected Soil
Treatment to slab and exposure grade bricks may be required if soil is affected by saline. This will show up in Council's 'Conditions of Approval'.
§ Professional Landscaping Plan
Most Developers (and some Councils) will require approval of a concept plan of the landscaping you propose to do.
§ Australian Height Datum (AHD) Survey
This is usually a requirement of Council.
§ National Broadband Network Connection
Connection may be compulsory if NBN is available.
§ Obscure Glazing to Bathrooms
Some Councils will ask for this.
§ Extension to Contract Expiry
Are you offered the possibility of extending your Contract Expiry – pricing is usually only fixed for 6 months and this may not be enough time especially if your blocks is not yet registered.
§ Allowance for Render Finish
Whether or not you choose to render, some developers will insist that at least part of the façade is rendered. This can get quite costly, so be sure to check if this is a requirement. More importantly, do not presume render is included just because render is depicted in the image of the Façade you have chosen...and if it is included, make sure there is an adequate allowance.
In the case of KNOCK-DOWN-REBUILDS, the following should also be considered:
§ Photographic dilapidation report of home with evidence of neighbouring property conditions.
§ Survey Costs due to there being an existing Home. To cover the additional cost of surveying the existing home and adjoining properties.
§ 3 phase aerial to underground electrical connection including power pole.
§ Materials handling & crane hire.
§ 'Check Level' survey following demolition.
§ Removal of existing Driveway & Driveway Layback and provision of Driveway Layback to new position.
§ Additional scaffolding and/or shade cloth if required.
§ Traffic Control Measures.
§ Building within close proximity to Coastline Marine Environment.
§ Hydraulics – including but not limited to engineers Plans, Reports, etc.
§ Demolition & Demolition DA preparation and lodgement.
General
§ What are the standard inclusions and do you have to pay for an Upgrade Package?
§ Is the quote comprehensive in its inclusions?
§ Has what is NOT included been explained?
§ Is the quote a fixed cost?
§ Has provision been made for any soil tests that may be required?
§ If the builder's contract or quote includes any provisional sums, do you understand what they do and don't cover?
DESIGN
§ Does the builder provide a comprehensive design consultation service, including a professional colour consultant and other specialists as required?
§ Will the builder ensure that your house plan will meet all council and relevant authority standards and whether your land has any specific requirements?
§ Will changes to standard plans be accepted without large penalties?
THE BUILDER
§ Will you have a dedicated Construction Supervisor who will personally manage all sub-trades on your site, keep you informed of progress and answer any questions you may have?
§ How many homes does this Supervisor manage at any one time? Any more than 15 homes will mean that your site may be neglected.
§ Are you able to view any homes currently being constructed where you can check the quality of workmanship of actual customer homes?
§ Is the builder trade certified and affiliated to a recognised industry body such as HIA/MBA?
§ Can the builder provide written testimonials from past clients?
§ Does the builder offer a fixed quick build time?
GUARANTEES
§ Is the Home Owners Warranty insurance with a large reputable insurer?
§ Does the builder have minimum $5,000,000 public liability and construction insurance adequate for your home?
CONSTRUCTION
§ Is Insulation included to walls and ceilings?
§ Are 450mm eaves standard?
§ Is sarking to the roof included?
§ Are Flat Profile Roof Tiles standard?
§ Are vitreous china toilets and vanity basins included?
§ Are garage door motors included as standard with remotes?
§ Are overhead cupboards in kitchen included?
§ Are Acrylic baths included?
§ Is a BASIX complying gas hot service included as standard?
§ Is a BASIX complying slimline rain water tank included as standard?
§ Is a range-hood included and is it ducted externally?
§ Are the frames termite treated?
§ Is a termite reticulation system included?
§ Are steel lintels with bricks over garage and windows included where practical (No high maintenance timber in-fills)?
